•Always go with your first impression. Does the agent return phone calls,able to understand your needs and make suggestions. Do you feel comfortable with what they are saying. If all the signs are pointing in the right direction go with it.
•Are they listening to what you want. Be realistic, they can only work with in the perimeter that the real estate market allows. If you house is worth $200,000 and you want $300,000,it probably isn't going to happen. The same apply's for buyers.
•Has the agent embraced technology...you'll want an agent who embraces the convenience of technology without losing the personal touch. This will make life easier and efficient. This quality will especially be helpful if you are out of state or international,as usually there is a time constraint on buying or selling a property.
•Closing the Deal... needs commitment and diligence. This may seems like an unusual statement. But if your agent isn't committed to you or diligent in negotiations, many dilemmas can arise with disastrous consequences.

Good job I love Traveling! However, buying and selling property became a night mare. I found agents wouldn't return phone calls in a timely manner and they just didn't listen.
My final and greatest move was when I relocated to central Florida in 1994. Now that is an experience! The agent I used to purchase my current home was absolutely awful.
Unfortunately, she had no idea about international relocation. After this experience, I decide after a few years that I would offer a full broker service for international and domestic buyers that wish to relocate.
With my previous experience. I knew it was imperative that an out of state buyer or international buyer have knowledge about the area they wish to purchase and be supplied with all the revelant paperwork before hand.
This is extremely critical, as I know the first visit to Florida will usually have time constraint. With my stragegic marketing plan and listening to my customers needs I have all the ground work for purchasing a home already completed before they leave their destination.
